Our conveyancing services
Every property transaction in Queensland involves a series of legal steps that need to happen in the right order and at the right time. We manage the process end to end while explaining everything clearly along the way.
- Buyers: We review your contract, liaise with your lender, confirm the right property checks are completed, and provide legal sign off before you commit.
- Sellers: We prepare your contract, respond to requisitions, and ensure everything is in order for a smooth transfer on settlement day.
- Transfer of title: We prepare and lodge all transfer documentation and make sure you understand any stamp duty obligations before you proceed.
- Subdivision: We guide you through new lot registration, any mortgage releases or refinancing, and the correct establishment of each new title.

I was truly getting distressed about a legal situation, felt unsure of my next move and that I was running out of time. Talking with James Treanor from the Quinn Law Group Gold Coast made me feel that at last someone knew how it all worked. From start to finish I found him to be professional and understanding, I couldn’t have been happier with the outcome or his support throughout.

I couldn’t recommend Lee and QLG more highly. He helped us navigate a complicated immigration challenge involving a staff member from the US that we are sponsoring to live and work in Australia, and Lee was able to expertly advise and support us through this process. We received the email yesterday confirming the application was successful and are thrilled with the outcome and guidance along the way. Thank you, Lee!!!
Aaron StubbingsI had an excellent experience with Lee Quinn from Quinn Law Group during my Australian citizenship process. Lee was knowledgeable, efficient, and made complex procedures feel simple. He was attentive and genuinely cared about my case, leading to a successful outcome. I highly recommend Quinn Law Group for anyone needing reliable and effective legal assistance.
JGFAQs
What is included in a fixed conveyancing fee?
Your fixed fee covers all legal work involved in your transaction, such as reviewing or preparing your contract, conducting property searches, liaising with your lender or the other party’s solicitor, and attending settlement. You will receive a summary of what is included when we provide your quote so that you know exactly what you’re getting before you commit.
Do I need a conveyancer if I’m using a mortgage broker?
Yes. A mortgage broker handles your finance, and a conveyancer manages the legal transfer of the property. While the roles work alongside each other, they play different roles. We liaise with lenders and brokers to coordinate a smooth settlement.
When should I contact a conveyancer? Before or after I make an offer?
Ideally you should contact a conveyancer before your property goes to market if you can. Organising a conveyancer before you sign means we can review the contract and flag any issues before you’re legally committed. If you’ve already signed, contact us as soon as possible because there are time-sensitive conditions such as finance and building and pest inspections. Early engagement will give you the best opportunity to protect your interests.
When do I need to engage a conveyancer as a seller?
Does the conveyancer or the agent prepare the contract?
In Queensland, the seller’s conveyancer or solicitor prepares the contract of sale. The real estate agent manages the negotiation and exchange, but the legal document is prepared by your legal plan. This is why it’s worth engaging a conveyancer before you list, rather than after you’ve found a buyer.
How do I transfer a property into a different name?
Whether you’re transferring property between family or following a relationship breakdown, it requires a formal legal process through the Queensland titles registry. Quinn Law Group prepares and lodges the transfer documentation on your behalf, advising you of any stamp duty implications. Get in touch to discuss your specific situation.
What areas in Queensland does Quinn Law Group service?
